ahari Beach Satellite Town Project concept envisages the construction of a self-contained township on 160-acre beach plot located in Bahari Beach area in the northern outskirts of the city of Dar es Salaam, commercial capital of Tanzania, The project is promoted and owned by Integrated Property Investments (T) Ltd, a limited liability company registered in Tanzania.
Bahari Beach area is well populated neighborhood located about 20 kilometers to the north of the city center. Accessibility to the northern part of the city is eased by the widening of the New Bagamoyo Road into four lanes, and the project benefits from nearby newly upgraded Old

Bagamoyo into tarmac road that connects to the New Bagamoyo Road. Most of the population in the neighborhood is middle class Tanzanians and foreign residents who commute to the city center everyday for all their practical needs - shopping, working, entertaining, etc.
The project concept is to provide them with amenities that help them become self- sufficient in terms of their needs for lodging, shopping, entertaining, working etc.
This will have significant economic, social and environmental benefits for the community.

The main factors justifying a project of this scale are as follows;

  • Tanzania has a track record of growing at 7% p.a. for the last decades, and is expected to benefit more from recent findings of oil and gas
    riches in the country.
  • Tanzania has been receptive to foreign investments for the last two decades, giving foreign investors generous tax exemptions, 100%
    ownership of their capital, full repatriation of the their capital, and free convertibility of local currency at market rates.
  • A number of huge infrastructure projects to be funded by the Chinese and other rich countries will offer opportunities for further
    investments in all areas. These projects include building new ports and upgrading existing ones in Dar, Bagamoyo, Tanga and Mtwara;
    construction of highways and rail links between major Tanzanian ports and the neighboring countries; construction of power stations,
    Free trade zones to encourage trade with neighboring land locked countries to do business with Tanzania, etc.
